Set atop a historic Upper East Side building, this penthouse is surrounded by terraces on three sides, offering expansive views across the Manhattan skyline. Over a five-year renovation, DEA transformed the exposed rooftop into a series of interconnected garden spaces designed for dining, entertaining and quiet retreat.
Working closely with the Landmarks Preservation Commission, DEA secured approval for significant architectural interventions, including the removal of traditional metal railings in favour of minimalist glass guardrails. These allow the building's original scalloped brickwork to remain visible while opening up uninterrupted views across the city.
A custom cedar pergola establishes an intimate outdoor dining room, introducing privacy and architectural enclosure without compromising the surrounding skyline. Wisteria and Clematis climb through the structure, gradually forming a layered green canopy.
Throughout the terraces, bespoke timber planters accommodate multi-stem trees, clipped hedging, ornamental grasses and richly layered perennial planting. Carefully considered changes to the paving, together with custom trellis and vertical planting, establish a cohesive architectural framework that brings depth, privacy and seasonal interest to the exposed rooftop.
A bespoke teak outdoor kitchen incorporates generous storage and an integrated refrigerator, extending the terraces' functionality for entertaining. Carefully integrated lighting illuminates the planting and architectural elements, transforming the gardens after dark.
The result is a collection of distinct yet connected outdoor spaces, balancing architectural structure with abundant planting to create a private garden retreat above the city.
